Our primary market is South Florida, with a focus on Broward, Miami-Dade, and Palm Beach County. We also consider select opportunities in nearby Florida growth markets when the property and business plan fit our strategy.

Where We Put Our Capital

Our strategy covers several commercial property categories.

Industrial and Warehouse

We look for small and mid-bay industrial and warehouse assets with usable buildings, established locations, tenant demand, and a clear ownership plan.

Multifamily

We consider apartment properties where location, occupancy, rents, operating costs, and physical condition provide a strong basis for evaluation.

Office

We review professional and medical office properties where the tenant base, building quality, location, and lease profile support the investment case.

NNN and Net Lease

We evaluate single tenant and net lease properties by looking beyond the lease itself. Tenant strength, remaining term, rent structure, property quality, and future marketability all matter.

Sale Leaseback

We also review selected sale leaseback transactions where an owner occupied business can sell its real estate while continuing operations under a lease.

These asset classes align with PCG’s current acquisition focus.

The Property Has to Make Sense

A commercial property can look attractive on paper and still be the wrong acquisition.

That is why we start with the asset itself.

We consider where the property is located, how it generates income, who occupies it, what condition it is in, and what ownership may realistically improve.

Purchase price is important, but it is only one part of the decision.

We also want to understand the risks attached to the property before capital is committed.

Looking Beyond the Asking Price

An asking price does not tell the whole story.

Our team studies the income statement, rent roll, leases, expenses, physical condition, capital requirements, and market position.

We then look at the relationship between the property's current performance and its purchase basis.

This helps us identify whether an opportunity is supported by actual property fundamentals or depends too heavily on future assumptions.

Is the location defensible?

Is there a practical improvement plan?

Potential value creation may come from better leasing, improved operations, expense management, renovations, or repositioning.

Can the downside be understood?

We do not want a deal that only works when everything goes perfectly.

South Florida Is Our Home Market

South Florida remains the center of our acquisition strategy.

The region includes very different submarkets, from established industrial corridors to dense multifamily areas and major office locations. Current transaction data also shows continued activity across industrial, office, and multifamily properties in Miami-Dade, Broward, and Palm Beach counties.

That makes local knowledge important.

We want to understand the specific market around each property rather than treating South Florida as one uniform investment market.

Our process starts with a basic review and becomes more detailed as an opportunity moves forward.

We begin with the essential facts about the asset, including location, size, occupancy, tenants, income, expenses, and asking price.

Financial Review

We analyze revenue, operating expenses, NOI, lease terms, capital requirements, and valuation.

Property Review

The physical asset matters. We look at condition, functionality, maintenance requirements, improvements, and other factors that could affect ownership.

Market Review

We study the surrounding submarket and comparable properties to understand how the asset fits within its local market.

Investment Structure

If the opportunity remains attractive, we work through pricing, capital, financing, transaction terms, timing, and the operating plan.

Closing

Once the numbers, property, and structure align, the transaction moves toward closing.
